Floify vs nCino Mortgage Suite: Loan Docs in 2027

Oct 25, 2026

TL;DR: If you are a mortgage broker choosing a document and borrower-portal tool for your own files, Floify is the one you can evaluate directly, because its site describes a Broker Edition built for brokers. nCino Mortgage Suite, the former SimpleNexus platform, is sold mainly to lenders, and its broker submission route depends on a lender inviting you in. That route is planned for lenders on Encompass in late 2026. Neither vendor publishes a price, so get written quotes from both, and check which loan origination system (LOS) your lenders run before you choose.

How we evaluated

We worked only from public material: vendor websites and help centres, nCino's and ICE's announcements, regulator text, trade press, and third-party listing sites. We did not run a trial, sit through a demo, or get a quote from either vendor. Our criteria were who can buy each product and under what contract, how a broker's file reaches the lender's LOS, which LOS connections are named, how transparent pricing is, and what switching requires.

We left out vendor marketing figures. Floify's homepage carries efficiency and clear-to-close numbers, but the page shows neither a method nor a date for them, so we did not repeat them. Where a claim comes from the vendor alone, the sentence says so.

Pricing checked October 19, 2026: neither vendor's public pages we could read state a price, so this article prints no figure for either product.

Who each product is actually for

Floify

Floify describes itself as a digital mortgage point-of-sale platform for lenders and for mortgage brokers. Its core is a borrower portal for the Fannie Mae 1003 application, document collection, and eSignature. Its homepage says borrowers are not asked for the same documents repeatedly, which is the complaint brokers hear most when a file stalls.

Floify's homepage also describes a Broker Edition, built on the same point-of-sale platform and offered at what the vendor calls a broker-friendly price. The vendor says it can serve as a broker's main loan origination system or enhance an existing one. That is the detail that matters most to a broker, because it is the one Floify product presented as something you could buy in your own name. The homepage says the Broker Edition has four key features but does not list them, so ask for that list in writing.

Floify's integration page lists LOS connections to Byte, Encompass, LendingPad, ICE eClose, MeridianLink Mortgage, FocusIT, BytePro, and Vesta, along with verification, credit, and CRM partners. A name on that list does not mean every connection is available on every plan, and the Encompass connection shows why.

Appointment booking is a separate step from document collection. If that is the gap in your workflow, read Eliminate Mortgage Scheduling Gaps: 4-Step Automation for 2026 before you assume either product covers it.

nCino Mortgage Suite

nCino bought SimpleNexus. According to ALTA, the deal was announced on November 23, 2021, and SimpleNexus was described as a platform that serves mortgages from application to closing. SimpleNexus was later rebranded as nCino's Mortgage Suite, and third-party listings still show the product as "formerly SimpleNexus."

The product is sold to lenders. Its broker feature is new. According to nCino, TPO Experience was announced on September 3, 2026. It lets lenders invite third-party originators, meaning brokers, to submit loans through the same infrastructure their own loan officers use. Brokered files are assigned to a lender loan officer and synced to Encompass with the channel and originator details attached.

The rollout is narrow. TPO Experience is planned for nCino Mortgage customers on Encompass in late 2026, with other LOS providers to follow later. The announcement does not state pricing for it.

Pros and cons

Floify

Pros:

  • It is the one product here with a broker-facing edition, which a broker can ask about without first asking a lender, according to the vendor's own pages.

  • The Encompass connection is documented in detail. Loan files are created when a borrower starts a flow, 1003 data is imported, uploaded documents are copied into the Encompass loan folder, and borrower eConsent is uploaded to Encompass.

  • Its connection list is broad, covering verification, credit, and CRM partners as well as several LOS platforms.

Cons:

  • The Encompass connection requires an Enterprise-level Floify subscription, so the plan you buy decides what you get, and the connection points at your own Encompass instance rather than each wholesale lender's.

  • Milestone updates flow only from Encompass into Floify, so you cannot push a status change back through the same link.

  • Public pricing is absent, so the only way to learn the cost is a quote.

nCino Mortgage Suite

Pros:

  • Broker submissions land in the lender's Encompass with channel and third-party originator details, so the lender can report broker and retail loans separately.

  • Borrowers go through the same applying, uploading, and status process whichever channel the loan came through.

  • For a lender running both channels, one front end replaces two, which is the main argument nCino makes to lenders.

Cons:

  • You cannot join on your own. The lender has to invite you.

  • Launch scope is narrow: Encompass first, with other LOS providers to follow later.

  • Public evidence is thin. Directory aggregates exist, but the written reviews we could see were sparse and some were old. One reviewer found the Encompass connection clunky and another praised it, so the anecdotes do not settle the question.

  • Pricing is per user with no published amount.

Market context

Brokers' share of the market is rising, and that is why lenders are building broker channels at all. According to MBA NewsLink, brokers held 19.8% of residential mortgage originations in Q3 2025, up from 19.2% in the quarter before. The figures come from Inside Mortgage Finance.

Adoption is the next question. AD Mortgage surveyed more than 250 brokers in a 2026 study, and HousingWire published its write-up on May 1, 2026. Among the surveyed brokers, according to HousingWire, 54% had not yet chosen their next technology.

HousingWire notes its article was generated with automation and reviewed by an editor, and we could not check the figures against the original report.

Support is the gap the survey points to. According to HousingWire, 57% of brokers said they need additional training and support to use the tools they already have.

What switching actually costs

Switching costs come down to three things: records, retraining, and time. Records come first, because they carry a legal constraint. According to CFPB, creditors must keep application records for 25 months after they notify the applicant of action taken, or 12 months for business credit.

Creditors keep application records for 25 months.

For a broker, the practical question is whose system holds the records for each file. Your lender is usually the creditor, so confirm with its compliance team that moving or archiving files out of one tool keeps every record available for the full window. Do not assume the clock starts at approval, because the rule's official commentary also covers applications that are withdrawn.

Document files are the bulk of the move. Floify's Encompass connection copies uploaded documents into the Encompass loan folder, so a file that lives in Floify and is synced to your own Encompass is already partly in your loan system. Before you move a file mid-pipeline, confirm which copy is the one the lender treats as authoritative.

Retraining is the second cost. The survey table above puts training satisfaction at 6.49 out of 10, which suggests vendor onboarding will not cover everything. Plan for an internal guide that shows your staff the steps your own pipeline uses.

The third cost is time, and we did not find a published go-live timeline for either product. For the Encompass path, the lender's Encompass administrator usually performs setup, so that person's calendar sets the date more than the vendor's does. If you want to automate the missing-document reminder that sits between these tools, US Tech Automations can be scoped as a workflow layer on top of either product. Confirm the LOS connection first, because a reminder that cannot see file status creates more work than it saves.

What to ask for instead of a price

Neither vendor publishes a figure, so the quote is the only number that counts. Ask each vendor for a written quote that itemizes:

  • seats, and whether broker users are counted the same way as lender users

  • which modules are included, such as eSignature, verification, and any pricing engine

  • any Enterprise-tier or Encompass-related charge

  • migration help, including the cost of moving existing files and records

  • a go-live estimate split into lender-side and broker-side steps

Quotes in this category usually turn on seat count, module selection, the LOS integration tier, and implementation help. Those are the lines to compare, not the headline rate.

Verdict

The two products are close on borrower-facing features and far apart on who controls the decision. For a broker who chooses their own tools and works with several lenders, Floify is the one to evaluate first, because its Broker Edition is the product presented for a broker to buy. Start by asking for the four Broker Edition features and a quote that names seats, modules, and any Enterprise charge tied to Encompass.

Pick nCino if your main lender has already committed to nCino Mortgage on Encompass and is ready to invite you into TPO Experience. In that case the question is less about which product to buy and more about whether the lender's rollout matches the loans you send it.

Pick Floify over nCino if your own loan system is not Encompass, or if your lenders have not adopted nCino. Floify's list names Byte, LendingPad, and MeridianLink Mortgage as connections to the account holder's own loan system (LendingPad, for example, if that is your brokerage's system), while nCino's TPO launch is Encompass only and runs through a lender.

The two are close when every one of your lenders runs Encompass and you need a borrower portal with document collection. Both can cover that basic workflow, and the quote, not the feature list, will settle it.

Milestone changes are the event to scope for any automated client update. Because Floify's sync from Encompass is one-way, a change made in the Encompass loan system is the signal to act on. US Tech Automations would scope any such workflow around that one-way requirement.

When NOT to use US Tech Automations: if you join a lender's nCino TPO channel, you inherit that lender's reminders and status updates, so you may not need an extra layer on top. Hold off as well until you have confirmed your loan-system connection, because a reminder layer that cannot see file status adds work instead of saving it.

FAQs

Is Floify cheaper than nCino Mortgage Suite?

Neither vendor publishes a price, so this article cannot say which costs less. Ask both for written quotes that itemize seats, modules, and any Enterprise or Encompass-related charges.

Can a broker buy nCino Mortgage Suite directly?

Not on the evidence we found. According to nCino, lenders invite third-party originators in, so access runs through a lender.

Does Floify connect to Encompass without a plan change?

No, not on the evidence we found. According to Floify, the Encompass integration requires a subscription at its Enterprise level, so the subscriber's plan decides whether the connection is available, and it links to the subscriber's own Encompass rather than a wholesale lender's.

How long do lenders keep application records?

Lenders keep application records for 25 months under Regulation B. According to Consumer Financial Protection Bureau, creditors must retain application records for 25 months after notifying the applicant of action taken, or 12 months for business credit.

Should I map my lenders' LOS before choosing?

Yes, map your own loan system and each lender's LOS first, because the two products connect to different sets of systems. Compare that list with Floify's integration page, which covers the loan system you subscribe with, and nCino's TPO launch scope, which covers the lender's Encompass, before you request quotes.

Do I need a reputation tool alongside either product?

Neither vendor's material we read describes review management, so treat it as a separate purchase. For options, see 5 Best Reputation Software Tools for Mortgage Brokers 2026.

Key Takeaways

  • Floify is the product with a broker-facing edition, while nCino's broker route runs through a lender's invitation.

  • Neither vendor publishes pricing, so get written quotes that itemize seats, modules, and Encompass-related charges.

  • Broker share of residential originations reached 19.8% in Q3 2025, so the broker channel is worth getting right.

  • Application records must be kept for 25 months under Regulation B, so plan any migration around that window.

  • Map your own loan system and each lender's LOS before you choose, because Encompass is the system both vendors name.
